It assumes a repayment mortgage: each monthly payment covers interest and reduces the loan balance. The rate stays unchanged for the entire term and payments are made monthly.

How overpayments can help

Paying more than the required monthly repayment reduces the balance sooner. That can reduce interest and shorten the term, but lenders may set annual overpayment limits or charge early repayment fees.
